Do You Really Need
a
Management Agent?
It
really boils down to two simple questions…
First, what does
a management agent do?
Generally
speaking, a management agent administers the business affairs of the Association.
This may include arranging all meetings, safeguarding all Association records,
development and implementation of the budget, full service accounting,
overseeing vendors and enforcement of the Rules and Regulations in a fair
and consistent manner.
Secondly, can’t
we do this ourselves?
Associations
can and sometimes do self-management. You may have members with the ability
who are willing to dedicate the time required to do these things. This
may be an individual or a committee. However, it is important to remember
that Association Board members are volunteers. They often have families,
full time jobs or other interest and responsibilities that prevent them
form managing the Association on an ongoing basis. Many retirees
decide very quickly that retirement does not include working full time
for the Association.
For
the greatest degree of success for the Association, there must be well-defined
communications and reporting procedures. Hiring an outside management agent
relieves a Board of the burdens and rigors of daily property management.
This means peace of mind for the Board and residents alike. Choosing the
right management agent allows you to enjoy your home and maintain property
values.
Your
management agent must be licensed and are required, not only by State Regulation,
but by necessity to keep abreast of current developments within the profession.
This is accomplished by taking continuing education courses throughout
the year, therefore the Board can rely on the management agent to provide
a broad depth of resources that aren’t readily available to the average
association and it’s volunteers.
